A lot of different things out there; cash offers, ibuyers, selling your house traditionally, etc. I am here to explain the hybrid approach and your options which can create many variables.

In simple terms, your first options is to sell quickly, for cash, no commissions, no fees, close when you want to, leave personal items in the house and move on/be done with it. This fits some families needs in this day and age. It is private, fast, and Stress Free!

The second options is your traditional sale. The seller does some repairs/updates to get the property ready for sale and possibly more repairs during later inspections, all in effort to get top dollar for your home. You pay commissions on this sale, many people view your home, lots of public awareness here!

Your third option is the Hybrid Approach. We will use a price of $200,000 to help explain. Your house is currently worth $200,000 as it sits, and Matador Properties says we can put up to $20,000 into the home. Maybe it is a kitchen/bathroom update, some flooring/paint, a mixture to add value to your home. Each situation is different and we will look to update the home neutrally to attract more buyers. Now when we run comparables again (similar sales of homes in the area that are similar to yours and the new updates), your home can have a value of $250,000. When we list and sell the property on the MLS, Matador Properties will recoup the $20,000. There is $30,000 in extra profit left over and this will be split between you (the seller) and Matador Properties. An extra $15,000 in your pocket that would not have happened in the traditional sale. Commissions are ONLY PAID to Us off the $200,000 starting price.

The hybrid approach can help many home owners gain an extra profit they initially were not able to. They couldn’t pull money out of the home to do updates, they didn’t have enough equity to begin with, they don’t have the savings, they don’t want to deal with the updates themselves, the list goes on.
